Building system commissioning has two different modes of operation:
1. Process commissioning (Paper Based)
2. Technical commissioning (Paper+hands on)

HVAC Equipment Functional Performance Tests

In the current situation, the startup and commissioning of HVAC systems is done by representative vendors, while startup & commissioning of BMS is done by their representative vendors too. Though we have observed and found that the integrity between BMS & other equipment is generally not addressed or is partially addressed just enough to run the system and complete the project. This causes a desync between the operating staff, causing them to attempt troubleshoots like constant switching on or off, opening and the closing the valves manually or touching other components.

Building Automation Systems, after its first few years, tend to get modified, bypassed or partially/totally abandoned by the maintenance or the system operating staff becomes useless investment. Bugs in the software & the availability of competent operating staff or even untrained staff cause the system to stop working. We provide all solutions from evaluation of the system to training to tune the system for design intent or per current facility requirement.

Besides the NFPA standard & local norms, fire protection systems require extensive care, to make sure that the fire system will perform as needed in the real world situation instead of just being a fancy attraction. Third party technical commissioning is a perfect solution to avoid missing or to avoid a false test report which may be provided by the vendor at the time of startup.

HVAC system flows & building stack effects need to be addressed when setting up building pressures inside for energy conservation and to avoid external environmental effects on the room pressure, entrapment of dust, smoke, fumes & viable particles (pathogens) in the building. A third party building envelope test & restoration of building on design/desire pressure as per NEBB “Building Envelope testing procedure” is the right answer to maintain the indoor air quality.
